If you’re looking at buying a home and suspect there may be asbestos on the property, it’s important to understand what can and can’t be done before purchase. At North West Asbestos & Demolition Solutions, we’re often contacted by buyers asking for inspections, advice, or rough removal costs — but there are strict reasons why we’re unable to assist at that stage.
Why we can’t assist with pre-purchase asbestos inspections
North West Asbestos & Demolition Solutions is a specialist asbestos removal and demolition company. Our work is primarily focused on mining, government, and commercial projects where asbestos management is tightly controlled, regulated, and fully documented.
Because of these legal and safety requirements, we do not carry out:
- Pre-purchase asbestos inspections
- Site visits for prospective buyers
- Ballpark or indicative asbestos removal pricing
This isn’t a matter of preference — it simply isn’t possible to do this work properly, legally, or safely without full ownership, access, and formal testing arrangements in place.
Why asbestos can’t be confirmed just by looking
A very common misunderstanding is that asbestos can be identified visually. Unfortunately, this is not the case.
- Asbestos cannot be confirmed by sight alone
- Many non-asbestos materials look identical to asbestos-containing products
- Asbestos can be hidden within layers such as backing materials, adhesives, or internal linings
The only reliable way to confirm asbestos is through laboratory testing of physical samples.
What asbestos testing actually involves
Proper asbestos identification requires a controlled process, including:
- Legal access to the property
- Permission from the owner to disturb and sample materials
- Physical collection of samples from suspected areas (walls, ceilings, floors, etc.)
- Testing by an accredited laboratory
This process involves cost, time, and physical access that is generally not available during the pre-purchase stage.
Why we don’t provide ballpark removal costs
Asbestos removal pricing can vary significantly from one property to another. Costs depend on factors such as:
- The type of asbestos material present
- The total amount of asbestos
- Where it is located in the property
- How accessible the material is
- Whether electrical, plumbing, or other services are affected
- Whether scaffolding, containment, or specialised equipment is required
- Disposal requirements and access to licensed waste facilities
Without testing and full site access, any estimate would be speculative and potentially misleading. This can lead to:
- Unrealistic expectations
- Confusion or stress for buyers
- Disputes later in the process
For these reasons, we do not provide pricing without proper assessment conditions.

- Engage a licensed residential building inspector during due diligence
- Treat asbestos as a potential risk rather than a fixed or known cost
- Once you own the property, arrange proper asbestos testing so accurate advice and pricing can be provided
