Asbestos Clearance Certificate Explained

Did you know that once licensed asbestos removal is completed, the work area must be independently inspected and issued with a clearance certificate before it can be reoccupied or returned to normal use?

Under the Work Health and Safety (General) Regulations 2022 (WA), clearance inspections are a mandatory step following licensed asbestos removal. These inspections must be carried out by a competent independent assessor, who verifies that all visible asbestos has been removed, the area has been properly cleaned, and no residual contamination remains. A written clearance certificate must then be issued before any further work or occupation can occur.

This step is critical in ensuring the space is genuinely safe, not just visibly clean. It provides formal confirmation that the area meets the required standard for re-entry and that asbestos controls have been effectively implemented throughout the removal process.

On active construction or renovation sites, timing the clearance process can also have a significant impact on project flow. If other trades are scheduled to follow asbestos removal, early coordination of the clearance inspection helps avoid unnecessary delays and keeps the project moving within program.
